    What happened

Shares of Fair Isaac (FICO) dropped 18% in premarket trading on Tuesday to $688.25, after Federal Housing Finance Agency Director Bill Pulte posted on X late Monday that Fannie Mae and Freddie Mac are moving from two separate mortgage pricing grids to a single unified one — with VantageScore joining the FICO Classic pricing grid.

    Key facts:
    – “Fannie and Freddie are hereby moving to one pricing grid with VantageScore joining the existing FICO Classic pricing grid,” Pulte wrote in the post.
    – Until now, FICO Classic was the only credit score accepted on the mortgage pricing grid. Lenders may now be able to bypass Fair Isaac entirely.
    – VantageScore is a joint venture of the three credit bureaus: Equifax, TransUnion, and Experian.
    – Rocket Mortgage said Monday it will be the first lender to make VantageScore 4.0 its preferred scoring model for all eligible loans, defaulting to it in Q4 for mortgages delivered to Fannie and Freddie.
    – Premarket fallout: TransUnion and Equifax slipped about 3%, while Rocket Cos. rose 2%.

    Why it matters

This is the second blow to FICO’s mortgage monopoly in less than a month. On September 4, Pulte directed Fannie and Freddie to let all lenders choose VantageScore 4.0, and the stock plunged roughly 17% in a single session. VantageScore already had over 9% of GSE mortgage securitizations by the end of August, per company data — and that was before the pricing-grid change.

Deutsche Bank analyst Faiza Alwy notes Rocket is a leading originator with 5–6% market share, and in the worst case for Fair Isaac, Rocket would pull no FICO scores at all on eligible loans. The Scores segment is Fair Isaac’s most profitable business, so any erosion of its mandatory-score economics goes straight at the valuation.

    What to watch

Watch whether other large originators follow Rocket’s lead into Q4, and whether Fair Isaac responds with pricing concessions or new FICO score versions. The next GSE securitization data will show how fast VantageScore’s share climbs from 9%.

How are you positioning around the mortgage-credit shake-up — is FICO’s selloff an overreaction, or the start of permanent margin pressure?
